As the third quarter of 2024 draws to a close, September brought notable developments in the NWMLS
market. The median sales price saw a modest increase to $635,000, a 5.8% increase compared to
the same period in 2023, reflecting steady demand. Inventory levels continue to move toward a more
balanced market, alleviating some competitive pressure for home buyers.
The NWMLS experienced a 29% increase in inventory, signaling improved market conditions. Pierce
County, in particular, saw a significant 39.43% increase in available residential and condo listings
compared to last year. With these trends in place, the market appears to be stabilizing, providing
opportunities for buyers and sellers.
As we enter the final quarter of the year, activity typically slows down with the approach of the
holidays and winter months. However, with the potential for continued declines in interest rates, we
might see more movement than usual in this year’s fourth quarter.
